Want to buy your first house but don't know how?
It's frequently brought to my attention that a lot of people (especially in San Diego) think that they'll never be able to afford a home! It's an unfortunate myth and here's why! You just have to get out there and find the programs that can help get you into the real estate market! Here are a few ways to get started...
One, if you are veteran, get a V.A. loan! with a V.A. loan, you can literally get into a house with a $0 down payment! You can get financing up to 100% of the homes value! as long as your income qualifies for the payment, this is a great option!
Two, if you aren't a veteran, get an FHA loan! FHA loans are basically an insurance to the lender from our government saying that if you default on the loan and the lender needs to foreclose, the government will ensure that the lender doesn't take a loss! This helps you big time! Because of this insurance, lenders are willing to lend up to 96.5% of the homes value, meaning you only have to come up with 3.5% down! On a $500,000.00 home, we are talking a down payment of only $17,500! Still a chunk of money if you're just starting out, but it is doable!
If you explore these options and it still doesn't work, consider partnering with someone or investing outside of San Diego! You can always buy a smaller home in a cheaper area, rent it out and then when you gain equity in it you can either sale it or do a cash out refi and hopefully walk away with enough to start in the San Diego real estate market!
Benefits of homeownership...you don't have to worry about a landlord raising you rent, property taxes and mortgage interest are tax deductible, stability for you and your family, and property values appreciating will eventually make the struggle worth your while!
